Architectural Documentation
As-built digital asset modelling for facilities management — Scan to BIM, point cloud conversion and LOD 400 & LOD 500 digital twin modelling.
THE FOUR PILLARS
More than modelling — LOD 100 to LOD 500 digital assets.
The result is a model that is not simply drawn — it is built as data.
Geometry
Accurate representation of the physical building and its components — from Scan to BIM and point cloud conversion.
Information
Accurate representation of the physical building and its components — from Scan to BIM and point cloud conversion.
Structure
Consistent naming, categorisation, organisation and model standards — aligned to LOD 100–500 requirements.
Relationships
Logical connections between elements, systems, spaces and information for asset lifecycle management.
WHAT WE DELIVER
Six modelling services — Revit family creation, Scan to BIM and digital twins.
Architectural BIM Modelling
Development of detailed architectural BIM models from design drawings, CAD information, sketches, PDFs, surveys and other project inputs. We develop models according to the required Level of Development (LOD 100 to LOD 500) and Level of Information Need, while maintaining consistency across the project.
Scan to BIM & As-Built Modelling
We convert existing building information into structured as-built BIM models through Scan to BIM and point cloud conversion services. Inputs include existing CAD documentation, survey information, point clouds, site measurements, photographic information and legacy BIM models — supporting renovation, refurbishment, facilities management and future development.
Revit Family Creation & BIM Object RVT Files
We create intelligent Revit families and BIM object RVT files designed around the way your project and organisation actually works — architectural components, furniture and equipment, doors and windows, building products, custom parametric components, manufacturer content and project-specific families.
BIM Content Libraries
We develop structured digital libraries that allow practices and project teams to work from consistent, reusable content — Revit families, templates, standard components, annotation content, materials, shared parameters and office standards. Build once, use consistently.
Digital Twin Creation & COBie Data Integration
We develop LOD 400 & LOD 500 digital twin models with COBie data integration for asset lifecycle management — ensuring the model carries the information owners and operators need across the asset's life, not just geometry for delivery.
Model Clean-Up & Optimisation
Existing models often accumulate inconsistent geometry, duplicated information, unused content and inefficient structures. We review and optimise models to improve model performance, consistency, file health, content quality, parameter structure and data reliability.
BUILT FOR DOWNSTREAM WORKFLOWS
A well-developed model becomes the foundation for everything — from documentation to digital twin creation.

FAQ
What is the difference between a BIM model and an asset model?
An asset model carries the information owners and operators need across the asset's life — not just geometry for delivery. We author to the right Level of Development (LOD 400 & LOD 500) and integrate COBie data for handover and operation.
Can you model existing buildings from point clouds?
Yes. We provide Scan to BIM and point cloud conversion services in Melbourne — modelling existing conditions and heritage fabric from documentation, point clouds and site input to support renovation, restoration and facilities planning.
Do you build custom Revit families and BIM object RVT files?
Yes — parametric Revit families, BIM object RVT files, architectural components, furniture and equipment, doors, windows and fixtures, all structured to work within your BIM environment.
OVERVIEW
We create intelligent, information-rich BIM models that turn drawings, surveys and design information into structured digital assets. From individual Revit family creation and BIM object RVT files to complete architectural models, Arqissync develops digital assets that are accurate, consistent and built to support the wider project workflow — not just represent geometry.
A BIM model is only as valuable as the information behind it. Our Digital Asset Modelling service focuses on creating models with the right combination of geometry, information, structure and relationships — built as data, not simply drawn. We develop to defined Level of Development (LOD 100 to LOD 500), integrate COBie data for asset lifecycle management, and deliver as-built BIM models and digital twins ready for facilities management.
